You may have inherited the house or purchased it, It is important to get the original Title Deeds. Encumbrance may affect the land in many ways, like the title, lien, legal, restrictions etc. so make sure the land has not been mortgaged in any previous instances and does not hold any legal dues whatsoever. If you have pledged the land towards loan, it is essential to obtain a release certificate from the bank, which confirms that the seller has paid all his dues towards the loan. If the land comes under the village areas, make sure it is registered in your name in the village / local land register office records/books.
